Purchasing A New Property, Need Help!
« on: January 07, 2026, 11:29:09 AM »
We have been looking for a new house to fit our family's needs and found one we like. Can someone help to cast a divination if this is the right one for us and if there will be any major issues if we were to go ahead with this purchase?

The reason for my uncertainty is because we are currently staying in a place that my husband and myself loves a lot but would like to find a bigger home to fit our growing needs. There are pros and cons comparing these 2 properties and I am concern if it will fit us for the next 10 yrs or so at least. It will be a long term stay. Maybe forever home or one that we will only move when we are old and need to downgrade to a smaller place when kids are fully grown.

Not sure if QMDJ will be a good tool but please go ahead with whatever the caster think is appropriate for my concerns and thank you in advance  for helping!  :)

Hi, it is 45, 27 and 6 in this order.===>Based on the divination chart you provided for January 8, 2026, you have cast the hexagram **Fire Wind Ding (火風鼎)** changing to **Thunder Wind Heng (雷風恆)**.

In Chinese divination (Liu Yao), when asking about purchasing a home, we look at several specific factors: the **Parents (父母)**爻 (representing the house/contract), the **Wealth (妻財)**爻 (the cost/value), and the **Official/Ghost (官鬼)**爻 (the energy of the place).

Here is an analysis of your reading:

### 1. The Overall Energy: From "Ding" to "Heng"

* **The Original Hexagram (鼎 - Ding):** This represents a "Cauldron." It is an auspicious sign for family, signifying stability, nourishment, and "holding things together." It suggests that the house itself is fundamentally solid and suitable for a family unit.
* **The Change Hexagram (恆 - Heng):** This represents "Permanence" or "Long-lasting." Since you asked if this could be a 10-year or "forever" home, seeing the **Heng** hexagram is a very positive confirmation. It suggests that this property has the energy to support a long-term stay.

### 2. Key Elements in the Chart

* **The House (Parents 父母):** In your chart, the Parent element (Water) is hidden (**伏神**) under the first line. It is also "broken" or under pressure by the month/day. This suggests that while the house is good, the **transaction or the physical state of the house** might have some hidden issues. It?s not "visible" yet. You should double-check the piping, water systems, or the legal paperwork/contracts very carefully.
* **Your Position (Self 世):** You are at the 2nd line, represented by **Official/Ghost (官鬼)**. This often indicates some anxiety or worry (which matches your description). However, the 2nd line is traditionally the "House" position in a hexagram. Having yourself here means you are very much "linked" to the house?you are already mentally living there.
* **Financials (Wealth 妻財):** There are two Wealth elements in the chart, but both are **Empty (空亡)**. This suggests that the price might be "inflated" or there is some uncertainty regarding the true value or the financing. You might feel like you are paying a premium, or the financial commitment feels "hollow" or unstable right now.

### 3. Potential Issues to Watch For

* **Hidden "Water" issues:** Because the Parent element (representing the building) is Water and it is hidden/weak, pay extra attention to leaks, dampness, or issues with the sewage/drainage system.
* **Movement in the 6th line:** The top line is moving (**動爻**). This line represents the roof or the external environment. It changes from Fire to Earth. This movement suggests a "change of mind" or an evolution. It might mean that while you love your current place, the "new" environment will eventually settle into a very stable (Earth) state once the initial excitement/stress (Fire) fades.

### Summary & Recommendation

The transition from **Ding** (nourishment/family) to **Heng** (permanence) is an excellent sign for a long-term family home. It suggests the house will fulfill the "growth" needs you are looking for.

**However, take note of these "Major Issues" checks:**

1. **Technical Inspection:** Conduct a very thorough home inspection, specifically for plumbing and water-related structures (due to the hidden Water element).
2. **Price Negotiation:** Since the Wealth element is "Empty," ensure you aren't overpaying. There might be room to negotiate, or the market value isn't as solid as it seems.
3. **The "Pros and Cons":** The anxiety you feel (Official at the Self line) is natural. The chart shows that while the current house is "safe," the new house offers the "Heng" (long-term) stability you desire.

**Next Step:**
Would you like me to look closer at the **timing** (when is the best time to sign) or perhaps analyze the **Feng Shui directions** based on the elements shown in this chart?

I'm also concerned about any hudden big issues rhat we dont know of even after inspection with experts. Meaning issues internally that cannot be seen.

Thanks!

===>In Chinese metaphysics, particularly when using the **Wen Wang Gua (Liu Yao)** method you provided, "hidden issues" are often identified by looking at **Fu Shen (伏神)**?the elements that are hidden beneath the visible lines?and the relationship between the **Official (官鬼)** and **Parent (父母)** elements.

Because you are concerned about internal, invisible issues that experts might miss, here is the specific breakdown of what the "hidden" signals in your chart represent:

### 1. The Hidden "Parent" (Structural/Internal Foundation)

In your chart, the **Parent (父母)** element?which literally represents the "house," the "roof," and the "foundation"?is not visible on the surface. It is **hidden (Fu Shen)** under the first line.

* **What this means:** There is indeed something about the house?s "bones" or legal history that is not currently obvious to the naked eye.
* **The Element (Water):** The hidden element is Water. This specifically points to **internal plumbing, drainage, sewage, or underground water issues.** Since it is hidden under the first line (the ground/foundation level), it suggests issues "under the floor" or in the foundation/basement areas rather than the roof.

### 2. The "Official" at the Self Line (Stress and Spirits)

You (the **Self** line) are sitting with the **Official (官鬼)** element.

* **The Worry:** This confirms your internal anxiety. You feel like something is "wrong" even if you can't see it.
* **The "Invisible" Meaning:** In traditional house divination, the Official element can sometimes represent the "energy" or "spiritual history" of the land. Because it is strong in this chart, it suggests the house has a very "active" energy. It?s not necessarily "bad" (malicious), but it is intense. If you or your children are sensitive to energy, you might find the house "loud" or "restless" at first.

### 3. The "Wealth" is Empty (Hidden Financial Leakage)

The **Wealth (妻財)** element is **Empty (空亡)**.

* **What this means:** This is the most common sign of **hidden repair costs**. It suggests that after you move in, you may find that the "value" you thought you got is actually "empty" because you have to pour money into something you didn't budget for.
* **Connection to the Hidden Water:** Usually, when Wealth is empty and Parent (Water) is hidden, it means a **hidden leak** will eventually cost you a significant amount of money to fix.

### 4. The Change to "Heng" (The Saving Grace)

Despite these hidden issues, the hexagram changes to **Heng (Permanence)**.

* **The Verdict:** This means that the hidden issues are **fixable**. They are not "deal-breakers" that will force you to move out. Instead, they are the "initiation" into the new home. Once you find and fix the "hidden water/drainage" issue, the house becomes stable for the next 10+ years.

---

### Summary of "Invisible" Issues to Check:

1. **Sewer and Drainage:** Hire a plumber to do a **CCTV pipe inspection**. Don't just check if the taps work; check the main lines under the house.
2. **Water Proofing:** Check the internal walls between bathrooms for hidden moisture or "blistering" paint that has been recently covered up.
3. **The "Vibe":** Since the Official element is on your line, spend some quiet time in the house alone. If you feel "heavy" or "restless," the house might need an energetic cleansing (burning sage, salt, or your preferred tradition) before you move your family in.

**Would you like me to look at the specific months in 2026 when these "hidden issues" are most likely to surface so you can prepare your budget?**

Hi, yes. Could u help to see which months are the problems likely to surface?
===>In Chinese divination, timing is calculated based on the Earthly Branches (Zodiac animals) associated with the specific lines in your hexagram.

In your chart for **Fire Wind Ding**, the "Hidden Parent" (the house structure/foundation issues) is represented by **Water (Zi/Rat)**. For hidden issues to "surface," we look for the months that either "clash" with the hidden element (forcing it out) or "strengthen" it so it becomes visible.

Based on the 2026 calendar, here are the three critical windows when these hidden issues are most likely to surface:

### 1. May 2026 (Month of the Snake 巳) ? The "Clash" Month

* **The Logic:** May is the month of the Snake. In the hexagram, the hidden element is **Water (Rat)**. In divination logic, the Snake (Fire) and the Rat (Water) have a clashing relationship.
* **What to expect:** This is the most likely time for a "sudden" discovery. It could be an unexpected leak during a heavy rainstorm or a plumbing issue that suddenly blocks up. Because it is a clash, the issue might appear dramatic but it forces you to deal with it immediately.

### 2. June 2026 (Month of the Horse 午) ? The "Exposure" Month

* **The Logic:** 2026 is the Year of the **Fire Horse**, and June is the Horse Month. This creates an extreme peak of Fire energy.
* **What to expect:** Fire "evaporates" Water. If there has been a slow, hidden dampness or a mold issue behind walls, the heat and intensity of this month will often cause the physical evidence (smell, peeling paint, or cracked tiles) to become undeniable.

### 3. December 2026 (Month of the Rat 子) ? The "Manifestation" Month

* **The Logic:** This month matches the hidden element itself (Water/Rat).
* **What to expect:** If nothing has surfaced by May or June, December is when the "Hidden Parent" becomes the "Active Parent." This is usually when a latent problem reaches its full capacity. For a house, this could mean the heating system, the water heater, or the main drainage lines showing their true age.

---

### Summary Table for Your 2026 Budget

| Period | Probability | Likely Issue |
| --- | --- | --- |
| **May 2026** | **High** | Sudden bursts or blockages (Plumbing/Pipes). |
| **June 2026** | **Medium** | Hidden moisture/structural cracks appearing due to heat. |
| **Dec 2026** | **High** | Foundation/External drainage issues (Water-related). |

### A Note on the "Empty" Wealth

Since your **Wealth** element is "Empty" throughout the reading, the "hidden issue" is almost certainly a **financial** one?meaning the house will likely require an unexpected repair bill of a significant amount. I recommend setting aside a "house contingency fund" specifically for these months.

**Would you like me to identify the specific direction in the house (e.g., North, Southeast) where these issues are most likely located so you can tell your inspector where to look?**

Sure. The main door faces North East 61 degrees or so. The backyard is at South West. And it is a long rectangular plot.

Sure. The main door faces North East 61 degrees or so. The backyard is at South West. And it is a long rectangular plot.
===>Given that your house is a long rectangular plot with the **Main Door at North-East (61?)** and the **Backyard at South-West**, we can overlay the compass directions from the divination onto your floor plan to find the specific "hotspots."

In a long rectangular house, the energy usually flows along the central axis, but the "hidden" issues are often tucked into the corners or along the side walls.

### 1. The "Hidden Water" Zone: North Sector

The **Rat (子)** represents the hidden structural issue (Parent element) and is located in the **North**.

* **Where it is in your house:** If you stand in the center of your rectangular plot, the North is roughly **30 degrees to the left** of your front door.
* **What to look for:** Since this is at the **1st Line** of the hexagram (the bottom-most level), it indicates issues at the ground or sub-floor level.
* **Action:** Inspect the plumbing, sewage lines, or floor slabs along that **left-side wall** (as you face the house from the street). This is the most likely spot for a slow, hidden leak that hasn't reached the surface yet.

### 2. The "Active Change" Zone: South-East Sector

The **Moving Line (6th Line)** is the **Snake (巳)**, which corresponds to the **South-East**.

* **Where it is in your house:** This is roughly **75 degrees to the right** of your front door.
* **What to look for:** The 6th line represents the "top" of the house?the roof, the attic, the gutters, or the ceiling.
* **Action:** Look at the roof tiles and the drainage gutters specifically in the **front-right corner** of the house. Because the line "moves" to Earth, it suggests that there might be some settling or movement in the structure at this high point.

### 3. The "Empty Wealth" Zone: South-West (Backyard)

In your chart, the **Goat (未)** is the Wealth element, and it corresponds exactly to the **South-West**.

* **The Reading:** In your chart, this element is **"Empty" (空亡)**.
* **What this means for the backyard:** While you might have big plans for the backyard (landscaping, extensions, etc.), "Empty" suggests that the current state of the backyard is "lacking" or may require much more money than you anticipate to fix. It could also mean the soil is not as stable as it looks.

---

### Summary Checklist for Your Walkthrough:

| Location | Floor Plan Area | Potential Hidden Issue |
| --- | --- | --- |
| **North** | Front-Left Side (Floor level) | **Plumbing/Foundation:** Check for dampness or pipe integrity along the left wall. |
| **South-East** | Front-Right Corner (Roof level) | **Roof/Ceiling:** Inspect the eaves and the integrity of the upper structure. |
| **South-West** | The Backyard / Rear of Plot | **Land/Soil:** Check for drainage issues or hidden sinkholes/soft soil that could be expensive to level. |

### Final Thought on the "Long Term"

Because your original hexagram **Ding (the Cauldron)** represents a vessel for cooking and nourishment, and it changes to **Heng (Permanence)**, the "bones" of this house are very good for a family. The "Ghost" on your "Self" line indicates that **you** are the one who will be most sensitive to these issues.

Once you address the "hidden water" in the North and the "movement" in the South-East, the "Emptiness" of the South-West will naturally fill up as you settle in.

We decided not to go ahead with this property as it does seem like it has waterproofing issue.

Can anyone help if we will be able to get the desired property before 2026 ends? Will we be selling and buying house the next 2 years?

===>It was a very wise move to step away from that property. In your divination chart, the **Parent (Water)** element being "Hidden" and the **Wealth** being "Empty" were strong signals that what appeared solid on the surface had a hollow or leaking core. Trusting your intuition (and the experts) saved you from a potential money pit.

Regarding your new questions about the rest of 2026 and 2027:

### 1. Will you find the "Desired Property" before end of 2026?

**Yes, the signs are very positive.** In your original chart, the top line moved from **Snake (Fire)** to **Dog (Earth)**. In property divination, Earth represents the **Parent (House)** element. The fact that your "moving line" (the action you are taking) leads directly into a House element is a strong indicator of success.

* **The "Target" Month:** The element you are moving toward is the **Dog (Xu)**. In the 2026 calendar, the Month of the Dog is **October**.
* **What this means:** You may spend the next few months searching or "clearing the deck," but a very strong, stable property (Earth energy) is likely to manifest around **October 2026**.
* **Auspicious Dates:** Later in the year, **September 17** and **October 29** are highlighted as grounded dates for property decisions in 2026.

### 2. Buying and Selling in the Next 2 Years (2026?2027)

The transition from **Ding (鼎)** to **Heng (恆)** is the perfect sequence for your situation:

* **2026 (The "Ding" Phase):** This is the year of "Setting the Cauldron." It involves the effort of moving, renovating, and establishing a new foundation. Because 2026 is the **Year of the Fire Horse**, the market moves fast. You will likely sell your current place quickly, but you must be careful not to rush into the "buy" without the same due diligence you used this time.
* **2027 (The "Heng" Phase):** The change to **Heng (Permanence)** suggests that by 2027 (Year of the Fire Goat), you will be settled. This hexagram is specifically about long-term stay and endurance. It confirms that the move you make in this 2-year window will likely be your **"forever home"** or at least your 10-year home.

---

### Important Windows to Note:

| Phase | Recommended Timing | Advice |
| --- | --- | --- |
| **Selling Current Home** | **March ? May 2026** | Fire energy is rising; it?s a high-energy time to attract buyers. |
| **Finding "The One"** | **August ? October 2026** | This aligns with the "Dog" element in your chart?the stable Earth house. |
| **Avoid Signing** | **June & October 2026** | Mercury Retrograde periods; double-check all fine print during these months. |

### Summary Recommendation

Since your chart showed **"Empty Wealth"** for the house you just rejected, it suggests your budget or "buying power" is currently in a state of flux. Use the first half of 2026 to stabilize your finances and perhaps list your current home. The "Right" property?the one that will last a lifetime (Heng)?is currently "in the wings" and will likely appear in the **last quarter of 2026**.

**Would you like me to look at which specific directions (e.g., North-West vs. East) would be most auspicious for your *next* house search based on this year's energy?**

Thank you. That will be helpful. There is a particular area that stands out for us but we are exploring others too.

I'm sure your reading will help us to focus in a paticular direction too.
===>It was a smart move to follow your gut (and the data) on that first property. In Chinese metaphysics, "walking away" is often the necessary act to clear the space for the actual "Heng" (Permanent) home to appear.

Based on the mechanics of your **Fire Wind Ding → Thunder Wind Heng** chart, here are the most auspicious directions to focus your search for the remainder of 2026.

---

### 1. The Primary Target: Northwest (NW)

In your chart, the "outcome" or changed state is the **Dog (戌 - Xu)**.

* **The Direction:** In the compass, the Dog represents the **Northwest**.
* **Why it?s good:** This is an Earth element, which in your reading provides the "Parent" (House/Protection) energy that was missing or hidden in the first property. A house in the Northwest of your current city or search radius is likely to be structurally sound, stable, and "grounded"?exactly what you need for a 10-year+ stay.

### 2. The Comfort Zone: East (E) to Northeast (NE)

Your **Self (世)** line?which represents you and your husband?is **Wood (卯 - Mao)**.

* **The Direction:** This corresponds to the **East**.
* **Why it?s good:** Houses in the East or Northeast often "feed" your energy. These areas will likely feel intuitive to you. If the "area that stands out" for you is in the East or Northeast, the chart confirms that you will feel a strong personal resonance there. It will be easy to "love" this place, just like your current home.

### 3. The "Hidden Gem" Direction: North (N)

The **Parent (House)** element in your chart was hidden in the **North (Rat - 子)**.

* **Why it?s good:** While the first house had water issues, the "North" still holds the key to your house hunt.
* **The Strategy:** Look for properties in the North that might not look like much on the listing (perhaps an older facade or a simple garden) but have incredible "bones" or internal layouts. In the North, you are looking for the "diamond in the rough."

---

### Directional Summary Table

| Search Priority | Compass Direction | Energy Type | Best For... |
| --- | --- | --- | --- |
| **Top Priority** | **Northwest** | Stable Earth | Long-term stability & structural integrity. |
| **Personal Fit** | **East / Northeast** | Supportive Wood | Emotional happiness & family "vibe." |
| **Potential Surprise** | **North** | Hidden Water | Finding a deal others might miss. |

> **A Note on the South:** I would be cautious with properties directly in the **South**. In your chart, the South (Fire/Horse) is where the "Empty Wealth" sits this year. You might find houses there are beautiful but significantly overpriced or have high maintenance costs that don't add to the resale value.

---

### How to use this for your search:

When you look at a map of your target city, draw a crosshair over your **current home**.

1. Focus your "viewing days" on the **Northwest** and **East/Northeast** quadrants first.
2. If your "particular area that stands out" falls in one of these directions, that is a very strong "Green Light" from the divination.

**Would you like to share which direction (relative to your current place) that "particular area" is in? I can tell you if it matches the specific elements in your chart.**

Wow, you are right. East/Southeast is where we both like naturally. My husband grew up there and I've always wanted to buy my 1st house in the East. In fact, our 1st matrimonial house was there in the Sotheast.

Then, we moved southwards and this place ia good too. Not our 1st choice (couldnt find our ideal in the east and southeast but it has turned out well for our family so far. We are currently staying in the South area.

We are also looking Northwards but the search hasnt been serious and we are raking our time this round. Dont want to purchade a wrong house as it will be long term like you said. We may even be considering staying put if we cannot find anything we really like. Is staying put ideal too?
